What a Room Costs at Park Motel

Illustration of farmland and canyon country near Twin Falls, Idaho
Illustration of the Magic Valley landscape. It is a drawing, not a photograph, and it does not show any of our rooms or buildings.

A single room at Park Motel is $65 a night or $250 a week. A double is $75 a night or $275 a week. A studio is $325 a week, and the studio has no nightly rate at all.

This page puts those numbers next to every other lodging business in Twin Falls that publishes a weekly rate, as their own websites read on September 2, 2026. That includes the rooms and the nights where somebody else is cheaper than we are, and there are several.

Booking is by phone at (208) 733-2010. There is no lease and no credit check.

The rates at 401 Addison Ave W

Park Motel has singles, doubles and studios, and all three carry a published rate.

Single
$65 a night, or $250 a week
Double
$75 a night, or $275 a week
Studio
$325 a week. Weekly only, and there is no nightly studio rate

The studio is priced by the week and in no other way. There is no nightly studio rate to ask for and none to work out. If you want one or two nights, the single and the double are the rooms that carry a nightly price.

One rate card runs across every New Leaf Properties building in Twin Falls. Where a building has a single it is $65 a night and $250 a week, where it has a double it is $75 and $275, and where it has a studio it is $325 a week. Not every building has all three room types. The company has been doing this since 2005 out of an office at 296 Addison Ave W. Owner and manager is Eric Watte.

Seven nights against a week

Two of the three rooms carry both a nightly and a weekly rate, so the arithmetic is worth writing down rather than leaving you to do it.

RoomSeven nights at the nightly rateThe weekly rateDifference
Single$455 (7 x $65)$250$205
Double$525 (7 x $75)$275$250
StudioThere is no nightly rate$325Nothing to compare

Both figures in each row are published rates at Park Motel. The studio row has no nightly column because no nightly studio rate exists.

Four nights in a single at $65 is $260, which already costs more than the $250 week. If your stay runs past three nights, ask about the week when you call. Nobody here will be annoyed that you asked.

What a week costs across Twin Falls

Four lodging businesses in Twin Falls publish a weekly rate. We are one of the four. On September 2, 2026 the other three were read on their own websites, not on a directory and not on a review site, and this is what they said that day.

BusinessAddressWeekly rateAs their own site puts it

Blue Lakes Inn Extended Stay952 Blue Lakes Blvd N$360 and $480"As Low As $360/Week" in page titles, "As low as $480 a week!" in body copy

Every Twin Falls lodging business that publishes a weekly rate, read on each business's own website on September 2, 2026. These figures move.

Blue Lakes Inn is publishing two different weekly figures at the same time, so both are in the table. Their body copy and their FAQ say $480 a week. Every page title and meta description on the site says $360 a week, and $360 appears nowhere in the visible copy. $360 is the figure that shows in a search result, so it is probably the one you saw first. Both were live on September 2, 2026. Quoting only the higher of the two would make our column look better and would not be honest.

Everything in that table is somebody else's price on somebody else's website on one day. Prices move. Call them and check rather than taking our word for it.

Where somebody else is cheaper

Everything in this section was read on each business's own website on September 2, 2026.

The $250 single week was the lowest published weekly rate in Twin Falls on September 2, 2026. That is one dated comparison on one room type, and it is the only outright win on this page. The $65 night is not the lowest night in town, and the $325 studio week is not the lowest week in town either.

The studio is the clearest example of that. At $325 a week it sits $30 above the $295 a week Canyon Springs Extended Stay published on September 2, 2026, and $10 above the $315 that Motel 6's own seven night minimum comes to. Neither of those two says which room type its floor rate buys, so this is a comparison of published weekly numbers and nothing more. If a studio is what you want and the weekly number is what decides it, both of them printed a lower one that day.

The single and the double are where our week holds up. On that date the $250 single sat $45 under Canyon Springs, $65 under Motel 6's seven night minimum, and either $110 or $230 under Blue Lakes Inn depending on which of their two published figures you take. The $275 double sat $20 under Canyon Springs and under the other two as well.

By the night, Canyon Springs Extended Stay at 1357 Blue Lakes Blvd N published "Rates as low as $45 a night!" on September 2, 2026. That is $20 under our single. If you need one night and nothing after it, call them.

Blue Lakes Inn Extended Stay at 952 Blue Lakes Blvd N published "As low as $53/night when you book a month!" the same day. That is $12 under our single, with a month attached as the condition.

Motel 6 Twin Falls at 1472 Blue Lakes Blvd N publishes no standing nightly rate. Its own booking engine quoted $95 a night for 1 to September 2, 2026, and $56 to $61 a night for 14 to October 15, 2026 at the member rate, against a struck through $64 to $69. Those are live quotes for named dates. They are not a rate card and they will read differently next week. A midweek October night at $56 undercuts our $65.

SureStay by Best Western at 1260 Blue Lakes Blvd N publishes no weekly, monthly or extended stay rate anywhere, and the rate filter in its booking engine has no extended stay option. Its engine quoted $144.32 to $184 a night for 1 to September 2, 2026. Again, one date, one quote.

What is near the door

401 Addison Ave W sits on the Addison Avenue West corridor, west of downtown. The drive times below were measured by road on September 1, 2026.

  • St Luke's Magic Valley Medical Center on Pole Line Rd W: 3.0 miles, about 7 minutes.
  • College of Southern Idaho: 1.8 miles, about 4 minutes.
  • Twin Falls Public Library: 1.5 miles, about 3 minutes. Twin Falls City Park: 1.5 miles, about 2 minutes.
  • Magic Valley Mall: 3.8 miles, about 8 minutes.
  • Chobani on Kimberly Rd: 4.6 miles, about 9 minutes. Amalgamated Sugar on Orchard Dr E: 4.2 miles, about 7 minutes.
  • Shoshone Falls: 5.4 miles, about 10 minutes. Dierkes Lake Park: 7.4 miles, about 15 minutes. The Canyon Rim Trail: 4.0 miles, about 8 minutes.
  • Magic Valley Regional Airport: 6.3 miles, about 13 minutes.

Check those against your own reason for being in town. If you are sitting with a relative through a hospital stay, St Luke's is seven minutes each way. If you are working a job at one of the plants east of town, that is seven to nine minutes. If you are a student, or visiting one, the college is four. If you are stopping a night on the way to the falls, that is ten minutes to Shoshone Falls and a double at $75. If you are paying by the week rather than by the night, the $250 single is the number to ask about.

You can also do a fair amount on foot. The walking times were measured on the real footpath network on September 1, 2026. Asian Food Market at 404 Addison Ave W is one minute. Dairy Queen at 379 Addison Ave W is also one minute. A&W is five. McDonald's, Swensen's Magic Market and The Human Bean are about ten each, Norm's Cafe eleven, Harry Barry Park ten. Counting everything in walking range, there are twelve places to eat, twelve groceries and corner stores, four pharmacies, three laundromats, nine gas stations, twelve clinics and medical offices, and six staffing and job services.

The deposit

The deposit here is conditional, so there is no single figure to put on a page. Some rooms take a deposit of one week's rent at move in. Some rooms take none. Which is which depends on the room, and it is not something we can list accurately in advance.

Call (208) 733-2010 and ask about the specific room before you plan around a number. We will give you the exact figure for that room on the phone. We are not going to print "no deposit required" on a website when it is not true of every room.

Booking, and what we do not ask you for

There is no lease to sign and there is no credit check. You call (208) 733-2010 and book the room. Se Habla Espanol.

None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct, by phone.

If this building is not the right one, the same rate card runs at the other eleven we own in town. Monterey Motor Inn at 433 Addison Ave W, El Rancho Motel at 380 Addison Ave W and Dunes Motel at 447 Addison Ave W are each about a minute's walk from this door. Apollo Motor Inn is three minutes away at 296 Addison Ave W, the same address as our office. Monterey and Dunes have singles, doubles and studios. El Rancho and Apollo have singles and doubles and no studio. One phone number covers all of them.

Other places to stay near this address

Measured from our front door on September 1, 2026, by road and on the walking network. No price is listed against any of them. We measured the distance, not the rate.

  • South Meadow Apartments, 475 Caswell Ave W. 1.08 miles, about 3 minutes by car or 20 minutes on foot.
  • Cameo Mobile Estates, 281 Caswell Ave W. 1.09 miles, about 3 minutes by car or 24 minutes on foot.
  • The Fillmore Inn, 102 Fillmore St. 1.15 miles, about 2 minutes by car or 25 minutes on foot. A bed and breakfast.
  • Falls Crossing, 122 Falls Ave W. 1.54 miles, about 3 minutes by car or 32 minutes on foot.

Three closer records also put people up, all within a fifteen minute walk of this door. They are counted here and not named.

Three lodging businesses in Twin Falls could not be priced at all, because no working website was found for them on September 2, 2026. One of the three has a domain that is not registered, and the regional tourism board still links to that dead address. A second is listed under a domain belonging to a motel of the same name in New Mexico, which returns a 404. That is a fact about how the market publishes itself, not a comment on their rooms. It is also why the only reliable way to price a stay in this town is a phone call.

Questions people ask

A single is $65 a night or $250 a week. A double is $75 a night or $275 a week. A studio is $325 a week. Those are the published rates at 401 Addison Ave W.

No. The studio is $325 a week and that is the only way it is priced. There is no nightly studio figure to quote you. For one or two nights, ask about the single or the double.

Yes, and by a lot. Seven nights in a single at $65 is $455 against a $250 week, a difference of $205. Seven nights in a double at $75 is $525 against a $275 week, a difference of $250. Even four nights at $65 is $260, which costs more than the week.

Yes, in several places. By the night, Canyon Springs Extended Stay published rates as low as $45 against our $65, Blue Lakes Inn published $53 a night when you book a month, and the Motel 6 booking engine quoted $56 to $61 a night for 14 to October 15, 2026. By the week, our $325 studio is $30 above the $295 Canyon Springs published and $10 above the $315 that Motel 6's seven night minimum comes to. Our $250 single was the lowest published weekly rate in Twin Falls on September 2, 2026, and that one comparison is the only one we win. All of it was read on each business's own website that day.

It depends on the room. Some rooms take one week's rent at move in and some take none. Call (208) 733-2010 and ask about the room you want, because there is no single figure that is true of every room here.

Neither. There is no lease and there is no credit check. You book by phone.
